About
Relocation & new construction, done right
Most of Nico's clients have one thing in common: they aren't from here yet. They're moving to Sarasota or Manatee County from somewhere colder, busier, or more expensive, and they need more than a door-opener. They need someone who knows which new construction communities carry CDD fees and which don't, which builders negotiate and which won't, and what a neighborhood actually feels like at 6 PM on a Tuesday.
That's the business Nico built. Video-first area tours so you can explore from anywhere. Straight answers about costs, insurance, and flood zones. And a process designed for buyers who are managing a move from 1,000 miles away.
Nico knows what a big move feels like because he's lived it. Born in Maryland and raised in Northern Virginia, he served six years in the United States Marine Corps, including three overseas deployments, before making Florida home. After the Corps, he spent over four years in new home sales for two of the nation's largest builders, guiding families from first tour to closing day. Now he puts that builder-side experience, and a Marine's discipline, to work for his own clients across the Suncoast.
Step 01
A phone call or Zoom, whichever fits your family. What you are looking for, budget, timeline, schools, commute, lifestyle. Everything after this is personalized to you.
Step 02
Nico presents the communities and homes that actually fit, with video walkthroughs, real pricing, fees, and honest pros and cons. You react, he refines, and the list gets shorter from wherever you live now.
Step 03
Once the shortlist is set, you schedule your travel. Before you land, Nico has a full itinerary built: which communities, which homes, in what order, on what timeline. You know exactly where you are going.
Step 04
Not two hundred homes and not ten communities. You walk the finalists, drive the neighborhoods, and still have time to enjoy the beaches and restaurants of the place you are about to call home.
Step 05
If it feels like home, Nico moves: under contract on a new build or a resale, incentives and terms negotiated, and a closing timeline lined up to put you in the strongest possible position.
