If you've never heard of Parrish, you're not alone. Ten years ago it was farmland and fish camps. Today it's one of the fastest-growing communities in Florida, and I'd argue the best value play in Manatee County.

Why Parrish is exploding:

Price per square foot. You'll get a 2,200 sq ft home built this decade for what a smaller, older house costs 20 minutes south. For relocators selling up north, the math is striking.

New everything. North River Ranch, Del Webb BayView, Prosperity Lakes, Crosswind Ranch: this is a new construction town. Nearly every major builder has a community here, which means they compete for you.

The infrastructure is catching up. New schools, a new hospital nearby, grocery anchors, and the long-planned road connections are filling in. Buying in Parrish today is buying ahead of the amenities, and that's usually where the appreciation lives.

The honest tradeoffs: you're 35 to 45 minutes to the beach, dining options are still growing, and some communities carry CDD fees (I break down exactly what those are in another edition, short version: know before you sign).

Who Parrish fits: growing families, remote workers, retirees who want new-build peace of mind, and anyone who'd rather have square footage than a shorter beach drive.
