Most relocations to the Gulf Coast go sideways for one reason: sequencing. Here's the timeline I run with out-of-state buyers.
12 months out: Get educated. Follow the market (this newsletter helps). Nail down your real budget including insurance and taxes. Florida's property tax math is different, and as a non-homesteaded buyer your first-year number matters.
9 months out: Pick your zone. Sarasota-Manatee isn't one market. Beach-close (Siesta, Anna Maria), master-planned (Lakewood Ranch, Wellen Park), value-growth (Parrish, North Port), downtown urban (Sarasota proper). Pick two. Visit both.
6 months out: Get pre-approved and take the scouting trip. Two or three days, both zones, mix of resale and new construction models. This trip changes almost everyone's assumptions: square footage, lot size, what your money actually buys.
3 months out: Go active. Offers on resale, or contract on a quick move-in new build (builders keep inventory homes for exactly this timeline). Line up insurance quotes early.
Moving month: Close, file for homestead exemption (huge, don't miss it), transfer licenses within 30 days, and register to vote so you feel like a real Floridian.
I run this exact playbook with relocating families every month: video tours for the trips you can't make, builder negotiations for the ones you can.
Where are you on this timeline? Tell me and I'll tell you your next step.
