Old Florida beach towns with a no-CDD secret, decoded
Venice is the postcard: a historic downtown laid out on its own island, Mediterranean architecture from the 1920s, and beaches where tourists sift the sand for fossilized shark teeth. Nokomis is the quieter corridor just north of it, holding Sarasota County's oldest public beach, the north bridge to Casey Key, and a straight shot up the Legacy Trail toward Sarasota. Together they are the stretch of coast where the beach is minutes away instead of a day trip.
Here is what most relocation buyers miss: while Venice's headline new construction happens inside Wellen Park (that story gets its own guide), Nokomis has quietly become the new construction alternative for buyers who want the beach life without the master-plan fee structure. As of a late August 2026 Stellar MLS pull, 14 communities were actively selling new homes in Nokomis, and 10 of them carry no CDD at all. Entry starts around $275K and the coastal lane runs to a $11.95M Casey Key estate.
Towns at Tiburon (Taylor Morrison) is the sharpest entry on this stretch of coast: townhomes from about $275K with no CDD and the area's deepest inventory. For a first home, a lock-and-leave, or a rental-minded buy near the beach, this is where the math starts.
The Nokomis specialty. Vicenza (Neal Communities, from about $403K), Legacy Groves (Pulte, from $430K), Tiburon's single family side (Taylor Morrison, from $540K), and Cassata Lakes (M/I Homes, from $700K) all sell new homes with zero CDD on the tax bill.
Magnolia Bay (Meritage and Perry Homes, from about $355K) and Vistera of Venice (M/I Homes and David Weekley, from $450K) carry CDDs of roughly $2,900 to $3,900 a year in exchange for bigger amenity packages. Magnolia Bay runs the classic pairing: a CDD next to an HOA of just $12.50 a month.
Casey Key is one of the Gulf Coast's last old-money barrier islands: no high rises, one winding road, homes to $11.95M. Bay Point and scattered custom builds (Renoir, Perrone) fill the waterfront between. This lane is about land and water, not amenity brochures.
Drive 20 minutes southeast into Wellen Park and CDD fees are the standard price of the master-planned lifestyle. In Nokomis the equation flips: 10 of the 14 actively selling communities carry no CDD at all, which can mean one to four thousand dollars a year staying in your pocket. The two exceptions prove the rule you should always check: Magnolia Bay's $2,892 CDD rides with a $12.50 monthly HOA, while some no-CDD communities carry HOAs north of $250 a month. The sticker never tells the story; the total monthly carry does, and Nico pulls it from the MLS record on every home you shortlist.
Wellen Park is the package deal: town center, resort campuses, the deepest inventory, CDDs as the standard trade. Venice and Nokomis are the beach-first play: minutes to the sand, old Florida character, and mostly CDD-free new construction in smaller communities. Read the Wellen Park guide and compare with both files open.
Beach mornings at Nokomis Beach or Casey Key, the drum circle on Wednesday and Saturday evenings, biking the Legacy Trail, and downtown Venice for dinner ten minutes south. It is slower than Sarasota by design. Residents are zoned for Sarasota County schools including Laurel Nokomis School and Venice High, and Sarasota Memorial's Venice hospital campus is minutes away.
It varies street by street here more than almost anywhere in the two counties: inland Nokomis communities like Vicenza and Legacy Groves sit in a different risk world than Casey Key waterfront. New construction built to current code plus an X flood zone is a very different insurance bill than an older coastal cottage. Nico pulls the flood designation, roof age, and an insurance quote before you fall for any specific home.
Inventory depth. These are smaller communities, so your floor plan and lot choices are thinner than inside a master plan, and the best releases move fast. US 41 is the main artery and it carries season traffic. If you want five amenity campuses and a town center, Wellen Park wins. If you want the beach in your daily routine and fewer line items on the tax bill, this corridor is the sharpest buy in the south county.
