Lakewood Ranch: Why It's Been
America's Best-Selling Community

Lakewood Ranch has been the #1 best-selling master-planned community in America for years running. 33,000+ acres across Manatee and Sarasota counties, 40+ villages, its own Main Street, hospital, and more pickleball than any human needs. Here's my straight take.

Why people love it: Everything works. A-rated schools, medical care on-site, 150+ miles of trails, clubs for literally everything (there are 100+ resident clubs), and a calendar of events that makes meeting people easy. For relocators who worry about starting over socially, this is the cheat code.

What nobody tells you: it's not one price point. Villages range from condos in the $300s to $4M+ estates in The Lake Club. Del Webb and Cresswind serve 55+. Waterside brought walkable dining and Sunday farmers markets. The spread means most budgets have an entry point. You just need to know which village.

The honest cons: CDD-style fees in most villages (typically $1,500 to $4,000 a year, always in my first cost breakdown for you), HOA rules that keep it pristine but aren't for everyone, and 25 to 35 minutes to the beach.

Insider note: the new entertainment district taking shape near Waterside, with go-karts, Life Time, and live music, is exactly the kind of amenity that keeps LWR demand compounding.

I sold new construction inside Lakewood Ranch communities. I know the builders, the villages, and where the value hides.
